All of our projects are shaped according to these principles. Each house we design is carefully sited, oriented, formed, modeled, and glazed according to the needs and specific features of the site it will inhabit for future generations. Proposal

Each project we take on is something that resides with our values, aspirations, aesthetics, and a belief in making the world a better place. We interview clients to understand your needs, wants, tastes, and budget, and provide a proposal for our scope of services.

Discovery

We start every project by getting to know you, the site, and the environment it inhabits. We do this through a series of visits, interviews, conversations, topographic surveys, and sketches. We then create a program—a list of the spaces you want—along with size goals, scope, and of course a budget that will guide our work together.

Schematic Design

The fun part. Here, we embark upon an engaged and engaging conversation with you, at the end of which our team presents our design thinking and our best ideas for the rough outline of your home. By the end of this part of the process, we’ll have found the right floor plans, elevations, and general shape of the structure.

Design Development

This is where we get down to details. We work with you to transform your home from a general idea to a series of specific choices, creating a living, breathing entity out of design. This is where we decide on cabinetry, material options (think marble vs terrazzo; shou sugi ban vs cedar), and furniture layouts.

HOA Approval

In general, our projects are done in places with Home Owner Associations, which often have their own design guidelines. We’re very experienced in working with even the most stringent of HOAs, and look forward to this opportunity to present all required documents, color boards, and design choices in order to gain a seamless approval.

Engineering & Construction Docs

When it gets real. This is where we translate our considered concepts into structural processes. We develop our drawings even further, working with builders who can understand and effectively construct the project. We also work with engineers to fully maximize each and every passive inch, creating a house that not only looks good, but works.

Permitting

The red tape. We take our decades of experience successfully getting things built to work quickly and effectively with local building officials.

Construction Starts

Our standard practice is to engage fully on the construction administration side during the build, being available to respond to the builders’ queries and clarifications, and visiting the site as needed for spot checks and quick questions. Construction tends to follow this order: site excavation, concrete footings & foundation, sub slab, insulation, sub rough plumbing, radiant heat, concrete slab, framing, rough mechanical, electrical, plumbing, insulation, plaster, finishes, fixtures, and appliances, furniture, and, last but certainly not least, landscaping. We are on hand for every completion and transition.
